I first came to know Yang Xin through a family recommendation. He had previously worked with another agent, Danny, to sell my family’s home and my mum’s commercial property. Together, they also helped my mum and brother find their current properties.

As a first-time homeowner with no prior experience, I truly appreciated Yang Xin’s communication style. He answered all my questions—no matter how simple or "stupid"—in a concise, professional, and approachable manner. He was friendly but never intrusive, and he always responded promptly. I enjoyed our conversations in the car on the way to viewings.

When I began my search for a resale HDB (3-room flat in the East, near amenities, with zero cash outlay and full CPF loan usage, ideally without extension), Yang Xin listened closely to my requirements. He walked me through my options, suggested suitable alternatives within my budget, and often consulted Danny to provide quick, data-backed advice on price offers.

He was very efficient in arranging viewings and always took the time to point out important details—from signs of loan shark activity to potential renovation costs. While I started with quite stringent criteria, Yang Xin gently encouraged me to keep an open mind. His guidance was always objective, never forceful or sales-driven. I never once felt pressured; instead, he often reminded me to view more properties and keep my options open, even when I was ready to settle quickly.

Looking back, I’m grateful I listened. Without his advice, I might have overpaid for a flat that needed extensive renovations and didn’t suit my needs. He could have taken the easy route and closed a quick sale, but his integrity and intuition told him it wasn’t the right fit. Thanks to his persistence and insight, I eventually found a home I truly love and could purchase with confidence.

Overall, I’m extremely happy with Yang Xin’s service and would wholeheartedly recommend him to family and friends. He went above and beyond, and I couldn’t have asked for a better agent.

I came to know Yang Xin through my friends and sought his help when I was stuck in house hunting with previous agent for sometime. Yang Xin took the time to understand my budget and needs, and efficiently helped me shortlist the right properties.

As a first-time homebuyer with limited knowledge and budget, I found Yang Xin to be incredibly patient and helpful. He answered all my endless questions, arranged viewings, gave clear advice, and helped me weigh my options. To help me better understand the pros and cons of different residential developments, he arranged multiple viewings, which allowed me to clarify my needs and recognise what I could and could not compromise on. I then have a much clearer sense of direction. Instead of endless, aimless viewings, he helped me focus on properties that truly fit my needs.

He had arranged visits at both day and night, giving me the chance to experience the surroundings of my preferred development at different times. With his engineering background, he was able to identify existing conditions or defects and advise me on possible repair solutions.

When it came to the final price offer, Yang Xin provided objective, fact-based advice drawn from market trends and past transactions, ensuring my decisions were guided by data. His negotiating skills helped me secure the house at a price I was happy with. Overall, his dedicated and professional service made the entire sale and purchase process feel less stressful.

Throughout the home-buying process, Yang Xin demonstrated professionalism, responsiveness, calmness, patience, and reassurance. As a result, I’ve found a lovely place that meets my needs and budget, and I can now call it home.

My wife and I engaged Yang Xin as our exclusive agent to sell our 4-room HDB flat, on recommendation from a relative. Yang Xin is an experienced, knowledgeable and responsible agent who provided excellent advice and service in the sale of our flat. He provided timely market data and was always patient in answering our queries. He did an excellent job in preparing the marketing materials and campaign, which helped to generate good buyer interest. Because of his marketing campaign and hard work, we managed to sell our flat in less than 3 weeks. Throughout the whole process, Yang Xin kept us updated on the progress constantly. He was always punctual and present for every buyer viewing sessions. He also managed to secure an offer price that was within our expectation. Yang has been a fantastic agent. He assisted me with apartment viewing, guided me through the contract signing process, and helped me understand not only the intricacies of the apartment but also all the available facilities. I am genuinely grateful because he walked me through everything, from opening the fancy lock to using the hob/hood - covering every detail. He has been an invaluable help throughout, displaying extreme patience in answering all my questions and assisting me in arranging stamp duty, as well as providing a comprehensive list of things I needed to take care of (aircon, utilities, etc). Yang Xin was our property agent when we sold our landed property. He was very helpful in getting the best price for us when there were 2 potential buyers making offer for the house. We are happy with the final selling price.

He was very prompt to our requests and queries and has helped to manage with the tedious paperwork and procedures, as well as to bridge between our lawyer and buyer's agent without much of our involvement.
